These terms cover using this website and booking one of our houses. They’re written to be read, not to catch you out.

How booking works

Booking is by enquiry. You tell us your dates and group, we confirm availability and the rate directly, and nothing is booked (and no payment is taken) until we’ve confirmed it with you in writing. Rates and availability shown on the site are indicative until then.

Once you’re happy, we send payment details, usually within a day of your enquiry. Your booking is confirmed once payment (or an agreed deposit) is received.

Cancellation

Our cancellation terms are set out below and on the FAQ page — the same policy in both places. If your plans shift rather than fall through, get in touch early and we’ll try to move your dates instead, subject to availability.

House rules

Each house has its own short set of house rules (things like smoking, pets, noise and parking), provided at booking. By booking you agree to follow them and to leave the house in reasonable order. Damage beyond fair wear and tear may be charged at cost.

Our liability

We take reasonable care to keep the houses safe, accurate as described and ready for your stay. We are not liable for events outside our reasonable control, or for losses that were not a foreseeable result of something we did wrong. Nothing in these terms limits liability that cannot be limited by law, including for death or personal injury caused by negligence.

This website

We work to keep everything on this site accurate, but details (particularly rates and availability) are only binding once confirmed in writing. Photos show the houses as they are; where something is due to change, we say so.

Governing law

These terms are governed by the law of England and Wales, and any disputes belong to the courts of England and Wales.
